Location: North end of Strip, right next door to the Riviera Hotel Casino (one building south of the hotel) where the old La Concha Hotel used to be. The project fronts the Strip but the main entrance will be on Riviera Blvd.

Building and Units: One building 59 stories with 268 condo units and 272 hotel units. Due to the affiliation with Conrad five star hotel, there is an on site management that the owners can utilize to place their units in the “rental pool” if they desire. Condo-hotel project, fully furnished. One interesting note; Conrad has over 11 million subscribers worldwide to a rewards program that they can use as a “pool” of potential clients to lease units; very impressive!

Summary: The Majestic is unique in that it combines condo units with hotel units in the same building. The hotel rooms make up the lower levels of the building and the residences start at the 31st floor. Conrad, the luxury division of Hilton, will offer all amenities and services of a premier luxury hotel and residents of the condos will have the use of those service. Club Majestic, Majestic Kids Club, Business Center and Health Club all will be a part of this structure. Construction has begun and completion is projected by 2006. Floor Plans will range from 480 to 2,200 square feet. Residence units (480 sq ft to 1,065 sq feet) are on floors 31-44 and Manor units (1,785 sq ft to 2,145 sq ft) will be on floors 45-59. Features include floor-to ceiling glass for views of the strip, stone and hardwood floors, granite countertops, fully equipped gourmet kitchens, his & hers master bath with Jacuzzi tubs, wireless internet, security system and full-service concierge. Manor units come with designer furnishings, linens, designer china, and flat screen TV’s and more! The open-air Majestic Court and Marketplace is designed for 100,000 square feet for retail shops and restaurants on three levels. There will be a 24 hour doorman and valet and one subterranean parking space per unit.

Pricing: From $397,500 to $2,350,000
Association Fees: Studios $450, 1 bedrooms $650, and 2 bedrooms $1,050 (subject to change). These fees also include water, gas, sewer, trash removal and basic cable television.
